The Opportunity

A limited window on North Atlanta's commercial spine.

The GA-400 corridor — from Alpharetta to Cumming and Keith Bridge — is now the most demanded commercial-flex corridor in metro Atlanta. Population growth, business migration and a structural shortage of small-bay commercial space have created a rare opening for individual investors and owner-users.

Bold Wealth Management is delivering three new-construction BoldFlex projects on the corridor — total 144 units, priced from $400K, with projected net returns between 6.9% and 8.0%. Each unit is individually owned, tenant-ready, and fully managed by our team.

Why Atlanta

The metro the rest of America is moving toward.

Atlanta is among the fastest-growing major metros in the United States. Sixteen Fortune 500 companies are headquartered here. The metro adds roughly 60,000 net new residents each year, driving sustained demand across housing, retail and — critically — small-bay commercial.

The GA-400 corridor running north from Atlanta through Alpharetta, Cumming and Lake Lanier is the engine of that growth. Forsyth County has been the fastest-growing county in Georgia for three decades. Yet the supply of new, modern commercial flex space along this corridor has stayed deeply constrained — exactly the imbalance that produces strong, durable rents.

BoldFlex sits at the center of that imbalance. Three projects. One corridor. New construction priced for individual investors and owner-users — not institutional funds.

II
Why Commercial · Why Flex Space

Longer leases. Higher yields. Lower drama.

Commercial flex is the under-recognized middle ground of real estate: stronger yields than single-family rentals, less complexity than office or multifamily — and powered by the most resilient slice of small-business demand.

01 / 06

Stable, long leases.

Commercial tenants typically sign 3–10 year leases versus the 6–12 month churn of residential. Less turnover, less vacancy, less weekend phone calls.

02 / 06

Higher cash yields.

BoldFlex projects target 6.9 – 8.0% net annual returns — meaningfully ahead of the typical Atlanta single-family rental, and without a leveraged stock portfolio's volatility.

03 / 06

Tangible — fully owned.

You hold the deed. Not a syndicate share, not a fractional slice. Full ownership, full control, full upside on appreciation.

04 / 06

Tax-advantaged & 1031-eligible.

Depreciation deductions, mortgage-interest write-offs, and 1031 exchange eligibility — defer capital gains by rolling proceeds from another property into a BoldFlex unit.

05 / 06

Inflation protection.

Commercial leases carry built-in annual escalators — your tenant pays more as inflation rises, and the underlying asset value typically rises with it.

06 / 06

Resilient flex demand.

Flex tenants — contractors, light manufacturers, e-commerce fulfillment, trade businesses — need the physical space to operate. No remote-work headwind, no e-commerce cannibalization.

Why Flex Space Specifically
The most resilient slice of the commercial market.
Flex space — small-bay industrial units combining showroom, office and warehouse — is where contractors, e-commerce operators, light manufacturers and trade businesses go to scale. Demand has structurally outpaced supply across North Atlanta for over a decade. Unlike retail (e-commerce headwind) or office (remote-work headwind), flex tenants need the space to operate — and they sign long. That structural demand is what underwrites BoldFlex's projected returns.
III

The full-cycle approach — buying, leasing, and management under one team — is what made BoldFlex make sense for me. Less complexity than syndication, more upside than a REIT.

Yes. BoldFlex units are commercial investment property and qualify as "like-kind" replacement property under IRC §1031, allowing you to defer capital gains from another investment property. We coordinate with your qualified intermediary to meet the 45-day identification and 180-day exchange windows.
Bold Wealth Property Management handles tenant sourcing, lease negotiation, rent collection, CAM administration and ongoing maintenance. You can be fully hands-off — most of our investors are. Management fees are transparent and disclosed before closing.
Yes. BoldFlex units are owner-user friendly — popular with contractors (HVAC, plumbing, electrical), light manufacturing, e-commerce fulfillment, automotive specialty, showroom-plus-storage businesses and trade services. You can also occupy part and lease part.
Commercial flex leases on the GA-400 corridor typically run 3–5 years (some extending to 10 years), with annual escalations. Tenants are predominantly small businesses with multi-year operating histories — contractors, light industrial users, and service businesses that need their physical space to operate.
Most buyers use a conventional commercial mortgage (20–25% down, 20–25 year amortization). Owner-users may qualify for SBA 504 financing with as little as 10% down. We can introduce you to lenders who actively finance BoldFlex units — full referral list included in the projects document.
Yes. We work with international investors regularly and can guide you through US entity formation (LLC), ITIN/EIN setup, foreign-buyer financing options, and tax reporting.
Reservation is immediate. Purchase and sale agreement and earnest deposit are typically signed within 7–14 days. Due diligence runs 30–45 days. Closing follows project completion — BoldFlex Alpharetta closes Q2 2026, Cumming Q3 2026, Keith Bridge Q3 2027.
Availability changes weekly. Download the current projects document for real-time unit availability across all three BoldFlex projects, including pricing, floor plans, and reservation status.
